PRE-CONSTRUCTION
The project management process involves several key steps. It begins with a site analysis to evaluate suitability and identify challenges and opportunities. This is followed by budgeting and estimation to develop cost estimates and budgets based on project requirements. Design review and permitting ensure collaboration on design feasibility and the acquisition of necessary permits. Procurement and contracting involve sourcing materials, negotiating contracts, and finalizing agreements with stakeholders. Scheduling and coordination develop a construction schedule and coordinate project activities. Risk management identifies and mitigates potential risks to project success. Value engineering optimizes costs while maintaining quality through design and construction assessments. Finally, mobilization and preparation involve setting up the construction site infrastructure and mobilizing resources for project commencement.
Development
LDC collaborates closely with clients for site approval, schematic development, and navigating approval processes with various departments and authorities. Our experienced team manages all aspects of construction management and real estate development, providing professional services from site selection to project completion. Construction Management
Land Developers Consortium (LDC) has five decades of combined construction and project management experience, allowing us an opportunity to create a formula supplying a detail-oriented approach to each client’s construction. The construction manager collaborates with subcontractors and suppliers, overseeing their work and developing ways to add value, keep costs in check, and complete projects ahead of schedule. We also actively work with design professionals to ensure we fulfill our client’s vision. Finally, we function as good stewards of our clients’ finances and turn over a completed project providing a decrease in life-cycle cost, resulting in a higher level of quality achieved with the product.
Cost Control
We know the importance of adhering to a budget. In fact, we develop, monitor, and maintain project budgets as a team. Our documented plan review process also helps to control costs. If, we can eliminate any conflicts in the drawings then we can control the final cost of a project and deliver within the budget and the GMP.
Quality Control
We define quality control by a zero (0) punch list. The design team and the client should never have to verify the quality of our work. When a project is finished with a high-quality standard, the client can take occupancy and use their facility without having to wait on a contractor to make extensive corrections. With LDC quality construction, clients realize lower maintenance costs with us finishing a project without many required corrections is a value-add to our clients.
POST CONSTRUCTION
In the final stage of any build-out, post-construction activities include site cleanup, training on building systems, final inspections, and move-in coordination. At LDC, we prioritize positive client relationships and address all details to ensure satisfaction. After construction, we conduct a final walk-through to resolve any concerns. Our focus is on building lasting relationships by delivering outstanding service throughout the construction cycle. Quality assurance checks are performed by our project management team at multiple levels during project closeout to ensure complete satisfaction.

Fixed Fee Proposal: The CM provides a negotiated fixed fee for construction services.

Construction Management: The CM handles various aspects including cost control, reporting processes, schedule control, quality control, site management, renovation/project phasing, safety, and building systems commissioning.
Post-Construction: The CM oversees post-construction activities.
